![]() MAIN STORY: As calls for rent control rise, some provisions raise concern among landlords ![]() But landlord groups say Just Cause evictions impose onerous rules on property owners, making it difficult to get rid of problem tenants or to vacate buildings for needed renovations. Los Angeles Tenants Union organizer Walt Senterfitt says such provisions keep landlords from getting around rent control by ejecting rent-control tenants and re-renting for more money. Tenants Rights advocates say such provisions are needed to give residents stability. Relocation assistance: required when ordering tenants out for owner move in, repairs or renovations or when taking a unit off the rental market. Permanent withdrawal from the rental market: includes selling or demolishing rental property. Substantial repairs or renovations: Work that makes unit uninhabitable for at least 30 days. ![]() Owner move-in: owner or immediate family member seeks to use the unit as their primary residence. Illegal sublet: sublease to New Tenant not approved by landlord. Breaching lease: This includes substantially violating the rental agreement by violating occupancy limits, creating nuisance, violence, illegal activity or failing to give the landlord proper access to the inspect or repair unit. Justifiable reasons under such laws include: failure to pay rent. But 17 California cities have enacted Just Cause Eviction ordinances, limiting when landlords can force tenants to leave. Under California no-fault Rental laws, landlords can end renters ' tenancy for any reason or no reason at all merely by issuing a move-out notice 30 to 60 days in advance, depending upon how long the renter has lived in the unit.
